1. Describe your business in two paragraphs.

KRA Visionary Project Partners provide Project Management and Building Surveying services to a broad and varied portfolio of clients, including high profile corporate and financial institutions, independent commercial companies and voluntary bodies. We have extensive experience in design, project management & contract administration and have delivered a wide range of commercial commissions, including responsibility for various large scale projects with budgets in excess of €40 million. We provide a full range of professional services, with specialist knowledge and experience in the field of dilapidations, large scale portfolio surveys for predisposal, acquisition, planned maintenance, sinking fund assessment and health and safety / fire safety assessment.
 
We also cater for the small scale, local business or individual, including building surveys for residential purchasers, maintenance & repair assessments, alterations and renovations, and a wide range of other professional services.

3. What achievement/success story(ies) are you most proud of?

We have undertaken many projects for numerous high-profile corporate clients over the years, and are proud of each of these. We’ve particularly proud of these projects:

Nissan Ireland
In 2018 we undertook the fit-out and relocation of Nissan’s corporate headquarters in Dublin. We managed the project from start to finish, ensuring the seamless transition from their old premises to the new HQ, ensuring that the new building was finished in good time and to an exceptional standard. We have since been asked to project manage additional works for Nissan Ireland, some of which are still ongoing.

U&I Group PLC
 We are currently managing two significant projects in Ireland for U&I Group, a UK based developer specialising in property regeneration. We’re excited and proud to be working with this innovative and forward thinking developer on exciting commercial redevelopment projects.
 
Our approach
 We are very proud to employ a dedicated team of talented staff who work hard to ensure that our clients needs are met. As a company, we pride ourselves on being the "friendly face" of project management and building surveying, and our team specialises in providing excellent customer service, and building and maintaining long term client relationships.
 
4. What are your business current challenges and in the 2/3 years to come?

Due to the significant increase in construction and property activity in Ireland, we are finding it hard to recruit the high quality people we would like to add to our team. Unfortunately the number of people training during the recession dropped drastically, so much so that the only building surveying course in the country almost closed down entirely due to lack of demand. This, coupled with the fact that large numbers of qualified surveyors left the country to work abroad at the same time, means that there is currently a huge deficit of surveyors in Ireland. This is a problem for us, in particular as the economy picks up again, as we are much busier now yet unable to find suitably qualified or experienced project managers and building surveyors to meet the increasing demand.
 
Another big issue concerning us is Brexit and its potential repercussions on the Irish economy as a whole. During the recession we learned the perils of overtrading, and as a result we are conscious not to stretch ourselves too thin with such a huge unknown looming in the near future. As with any challenge, it also presents opportunity, and the opportunity for us is to look to Portugal, where the directors already have significant links, with a view to future business.

5. What do you think makes Portugal and/or Ireland an attractive destination to conduct your business?

Ireland is a great place to do business. Due to the small size of our population, the business environment is very people focused. Our property and construction industries are relatively small compared to larger European nations, and therefore reputation is everything. If you do things well, and have a great reputation for what you do, Ireland is the place to be!. The construction and property industries have fully recovered since the economic crash in 2007/8, and we are able to service clients from all over Europe operating in Ireland.
 
We look forward to developing our operations in Portugal in the near future, and believe there are fabulous opportunities for a company like KRA offering professional Project Management and Building Surveying services.
 
6. What sectors do you think will thrive in Portugal and Ireland in the coming years and why?

The construction industry in Ireland is currently thriving, and limited only by supply side constraints, both in terms of people and companies, and also suppliers and materials. There is ample opportunity for new entrants on both fronts.
 
Portugal will, we believe, continue its recovery and we hope to see similar growth in both construction and property in Portugal in coming years.
 
7. What is the best business advice you have ever received?

Don’t borrow money from banks!! While this is impossible in the modern business world, taking care to ensure the company is not over-extended has been our modern take on this advise from a wise older property entrepreneur.
 
8. How do you think the IPBN can help you achieve your objectives and what do you expect from your IPBN membership ?

We hope IPBN will provide a platform where we can network with like minded individuals and companies for mutual benefit, both in Ireland and in Portugal.

Galaphinos Beach in Arrabida!
